SpareFoot is changing the way storage directory services operate. They are a young and dynamic group that melds industry best practices with new ideas. SpareFoot’s platform enables me to manage my 40+ sites through one portal and in a manner consistent with my company’s best practices. The platform is logical and has improved in some small way just about every time I log onto the system. Since they’re tied in with Centershift, the reservations they generate show up in the system at the property level. The bottom line is rentals; we’ve had 15 through SpareFoot in the last month. We expect that number to grow in the coming months. SpareFoot has their act together and will shake up the way the storage industry rents online.

Each year that we’ve been with them, the quality of the prospects has gotten better. It’s about 2,500 booked rentals per year. Our close rate is in the 70% range. We’re very happy with the quality of the leads because they’re committed prospects. On our portfolio, which is about 15,000 units, I’d give SpareFoot credit for 4-5% of our occupancy level. That’s pretty significant.

It’s easy to dispute the move-ins if a reservation doesn’t make it in, and I’ve had success with the tenants who have moved in from SpareFoot. Yes, we have given a little more generous initial discount to our SpareFoot customers than to those who call on the phone or walk in to rent. However, the high quality of the customers who rent through SpareFoot has been phenomenal. We anticipate ending 2011 with a bang rather than a bust (as the last two months of the year can sometimes be) because of the great folks at SpareFoot and the tools they have created.

Josh showed us how SpareFoot tools could handle many of our needs, especially SEO and the ability to take reservations online. SiteBuilder and AdNetwork were very user-friendly to set up, and our SiteBuilder immediately took a top position in Google for our zipcode. We started getting phone calls the first day. Now, we’ve been online six or seven days and have taken about two dozen reservations.
